What We Check in Every Inspection

  • Door leaf and frame condition — structural integrity, damage, warping and certification marks

  • Gap measurements — all four sides checked against manufacturers standards and BS standards.

  • Intumescent and smoke seals — present, correctly fitted, undamaged and not painted over

  • Self-closing device — tested from any open position to confirm it closes fully and latches

  • Hinges — correct type, number and fixing specification for the door’s weight and fire rating

  • Locks, latches and hardware — appropriate specification, free from obstruction

  • Glazing where fitted — Checked for appropriate identification, condition and suitability.

  • Signage — “Fire Door Keep Closed” or “Fire Door Keep Shut” as appropriate

Why Regular Fire Door Inspections Matter

Under the Regulatory Reform (Fire Safety) Order 2005, the Responsible Person for any non-domestic building must ensure that fire doors are maintained in effective working order. The Fire Safety Act 2021 and the Fire Safety (England) Regulations 2022 have strengthened these duties further — particularly for residential buildings above 11 metres.

Fire doors that are poorly maintained, incorrectly fitted or missing components can fail to contain a fire, putting lives at risk and exposing the responsible person to serious legal liability.
Regular professional inspection by a qualified inspector helps identify defects, record door condition and provide evidence of on going inspection and maintenance, which helps support on-going fire safety management,  This helps identify problems before they become critical.
Regular fire door inspections provide the Responsible Person with a clear record of door condition, identified defects and areas requiring remedial work.
